There are many questions that need to be answered by the contractor to give you peace of mind and insure that you will get a quality job for a reasonable price.
First, you need to see verification of his insurance and bonding. Note: If he has an employee get injured on the job and he does not have insurance, you could be liable for the medical costs.
Ask him for references of previous projects gthat you can check out to see the quality of his work.
Find out his contact information. If he does not have a physical address, you may have trouble getting in contact with him once he starts the project for you.
Ask him how he handles changes. There may be a problem getting a certain material such as kitchen cabinets or door styles. you may change your mind about how you wanted a wall moved after the project was started.
Make sure that he is going to taske care of the cleanup and waste removal as the project is being done and not just at the end. Some areas will not allow the old materials to be left laying around and if somebody got hurt such as stepping on a rusty nail, you would be liable.

When searching for a contractor, we often run across many contractors with “great deals”. Most of these are scams and will cost you in 3 ways: money, pain and agony, and a poorly done project.
If the potential contractor does one of the following scratch him off of your list of potential contractors:
1) Asks you for all the money before starting the project
2) Says he has material left over from the last project ( the previous person paid for the material – how much materials will you supply for the next person
3) Does not have a physical address
4)Wants you to get permits – he probably is having problems with the building inspector
5) Pushes you for an immediate commitment
6) Offers to have his lender set up a loan for you

There are several places to look for contractors.
One place is the Better Business Bureau. They can also tell you if he has had problems with his work. You can check with the local supply houses for a list of contractors. If they have received complaints on a contractor, the probably will not include him on their list. You can drive around the neighborhood and look for signs in the yard. Note: you can stop and talk to those people and see what they think of the work being done. You can call the local building inspector and ask for his opinion on good contractors.
You can also check in the phone book and newspapers for the contractors. If they have been in business for some time, they should NOT have to advertise.

The first item to considering a home remodeling project is just exactly how the project is to be done. There are several questions to be answered. What will be included in the project - such as room additions, new kitchen cabinets, etc. These questions need to be answered before talking to any contractor. Some things that need to considered are styles, sizes, colors and costs. Note: you and your spouse need to be in agreement on the costs and means of payment before the project is started or you will probably have many arguments later and this will certainly impact the family in a negative way. Will you need someone to be at home when the contractor is going to be working on the project?
In the next post we will start looking for contractors.
